Fabric First

At the inception of all projects our team here at ep architects adopt a “Fabric First” approach. So, what does this mean and why is it so important?

Whatever the standard you are targeting for the performance of the building fabric, insulation standards and the “U” values (rate of heat loss) achieved are the route to reducing lifetime energy costs, achieving cooler internal temperatures in summer and warmth retention in winter, so why isn’t this adopted universally. Well, it’s probably the fact that most buildings target building regulations approval and give no thought to achieving any higher standards.

When we draw a wall, from the first plans that are drafted we show this substantially wider than the norm, (on a house approx. 400mm rather than 225 mm) but for a limited additional cost this can achieve whole life lower energy bills for the occupier / owner. When we discuss this subject with planners and local authorities, they are usually supportive, and it need not affect the internal areas of whatever building you are seeking to build or refurbish. But this has to be determined at early stage.

AECB Building Standard and Passivhaus construction standards adopt such a process via PHPP (Passivhaus Planning Package) which is a Building Physics tool which helps calculate all elements of the building in a holistic and scientific manner. For those trained in this process, including our Director of Architecture it is a relatively simple process and can be used to inform the design and specification of the building fabric, whilst clarifying air tightness and U value targets.

Making sure the design team, contractor and all key stakeholders understand the set targets is essential and we would recommend a champion is appointed in each organisation and to encourage and police that the standards are achieved on site. Not everyone is familiar with this approach, so we must make training available and encourage study as required.

However, this need not be a painful experience and contrary to popular belief we believe that tradespeople and companies can quite easily raise their level of understanding to deliver such standards. Thermal comfort and its obvious benefits to the occupant are well known and understood, the margins required to improve this are touchable and achievable.

The specification of the insulation material is also of huge importance, and we would always encourage all manner of alternative and non-mainstream options to be considered. Please do not assume that environmentally focussed solutions mean complex construction or additional cost, because this is not the case. Local suppliers of all manner of materials do exist, you simply have to look for them and make the extra effort, it will be worth it!

Our team here at ep architects are ready to help discuss this in more detail whether you are an investor, asset manager, property owner, builder or fellow consultant, and we are keen to discuss your projects at early stage so we can help you benefit from the adoption of a “Fabric First” approach.

Please do not be afraid to ask questions and discuss, whether you agree or disagree!
